A display suite is a multi-million dollar marketing investment. The developer has spent months designing it, fitting it out, and positioning it to create the strongest possible first impression of a project that doesn't yet exist.
And then the visitor walks in, spends 20 minutes, picks up a brochure, and leaves. The agent doesn't follow up for three days. By then, the moment is completely gone.
The First 15 Minutes Are Everything

Step 1: Capture Everything in the First 90 Seconds
The most important thing you can do when a walk-in arrives is capture their details immediately — before you start the tour, not after.

Step 3: End Every Visit With a Specific Next Step
The single most common failure point in display suite conversion is letting a visitor leave with a brochure and a "give us a call if you have any questions."
A specific next step sounds like:
- "I'll send you the floor plans for the three units in your budget this afternoon — which email is best?"
- "Are you free for a call on Wednesday morning? I'd like to walk you through the finance timeline so you know what to expect."
- "The developer is doing a small group briefing next Tuesday evening for serious buyers — it's worth attending. Want me to put your name down?"
Step 4: Follow Up Within 2 Hours
The standard should be a personal message — SMS or WhatsApp — within two hours of the visit. Not a template. Not a brochure dump. A message that references the conversation you had.
"Great to meet you today, Sarah. As promised, I've attached the floor plan for Unit 802 — it's the one facing north that we talked about. Happy to answer any questions before your weekend. — {{agentName}}"
That message takes 45 seconds to send and it does something no brochure ever can: it proves you were listening.
Step 5: Build the Walk-In Into Your Pipeline, Not a Separate List
Every walk-in should immediately join your main buyer pipeline with a stage (Browsing, in most cases), a readiness score, and a recommended action. From that moment, they're visible alongside every other buyer you're managing — and they get the same systematic follow-up as any other lead.
