How this calculator works

This calculator applies probability-weighted close rates to each stage of your buyer pipeline. A buyer in "Browsing" has a 5% probability of converting to a sale; a buyer who has paid their deposit sits at 90%. Multiplying each buyer count by the stage probability and the average property price gives you an expected pipeline value — a more realistic forecast than simply counting all active buyers.

The commission estimate multiplies the weighted sale value by your commission rate plus GST. You can adjust the stage probabilities if your conversion rates differ — for example, if you work in a high-intent off-the-plan project where "Finance" buyers close at 50% rather than 35%.

Key assumptions

  • • Default stage probabilities are based on typical off-the-plan conversion data. Adjust them to reflect your actual close rates for your market and project.
  • • Commission is calculated inclusive of GST (10%). The commission estimate therefore represents gross revenue received — subtract GST for net.
  • • The calculator does not account for time-to-close. A "Ready" buyer closing in 2 weeks is worth more to your near-term cash flow than a "Finance" buyer who may settle in 12 months.

Frequently asked questions

How do I know what probability to assign to each stage?

Start with the defaults, then review your closed deals over the past 12 months. If you sold 20 units and your pipeline at the "Finance" stage had 40 buyers during that time, your actual Finance close rate was 50% — update the slider accordingly.

Why is my gross pipeline much higher than the weighted figure?

Because most buyers in early stages do not convert to sales. A buyer attending opens (Browsing) has a 5% chance of buying — 95% will buy elsewhere or not at all. The weighted figure is a better predictor of your actual revenue over the next 6–12 months.
